
This project at 150 Holborn involved comprehensive site setup and protection works delivered by Tilbury Douglas (Paragon division). The scope focused on safe guarding key areas during the construction phase, particularly Levels 5 and 6, lift lobbies, and primary access routes. Works included the installation of window protection using correx, protection to W/Cs, and the application of heavy-duty Tecdura along construction and goods routes. Additional measures included mullion protection using foam systems, alongside the creation of designated laydown areas for subcontractor materials and fully functional welfare facilities.
A comprehensive welfare setup was also delivered, including a tea point, changing, and drying rooms, and a multi-faith room to support work force wellbeing on site.
Challenges
The main challenges were delivering a full site setup within a tight programme while working in a live construction environment. High traffic across Levels 5 and 6 and within lift lobbies increased the risk of damage, and limited space made it difficult to coordinate protection works, material storage, and subcontractor access at the same time.
Approach
These challenges were overcome through careful planning and efficient sequencing of works. Protection to floors, windows, W/Cs, and mullions was installed quickly using durable materials such as Tecdura and correx, ensuring areas remained protected despite on going site activity. Laydown areas wereclearly organised to manage materials, and welfare facilities were set up alongside protection works to keep the programme on track and minimise disruption within the live site.
